Commercial Stucco Recoating in Alpharetta

A faded, patched facade makes an Alpharetta property look older than the competition down the road. We repair what needs repair, then recoat whole elevations so the building reads as one clean surface, in its original color or a new one.

Competing with new space starts with the facade

Alpharetta owners lease against newer buildings every year. Prospective tenants and residents tour a 1990s office building or apartment community right after seeing brand-new mixed-use space, and a chalky finish, mildew streaks on the north elevations and a patchwork of mismatched repairs all work against the property before anyone steps inside.

A recoat fixes the look across an entire elevation, but only if the wall underneath is sound. We start by surveying for cracks, failed sealant and soft or wet areas, and repair those first; a fresh finish over a wet wall just traps the problem. Then the surface is cleaned, mildew is treated, joints are resealed and the new finish goes on corner to corner so there are no lap marks.

The finish can match the existing color and texture, or change both. For color changes we prepare sample areas on the building so owners, managers and boards see the color in real light before committing. The coating is chosen for the system on the wall: acrylic finishes for EIFS, and elastomeric or breathable coatings for cement stucco depending on its condition.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Joints replaced first

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Facade refresh in Alpharetta

Updating dated elevations across Alpharetta

Earth-tone EIFS and stucco from the city’s first office and retail build-out is a common candidate for a color change.

We recoat office buildings off Windward Parkway and along GA 400, shopping centers on Old Milton Parkway and Mansell Road, and apartment and condominium communities throughout the city. Each one gets a phasing plan so tenants, shoppers and residents can keep using the property while the work moves elevation by elevation.

Color changes

New color schemes tested on sample areas before the whole building is coated.

Mildew & fading

Shaded north faces and sun-bleached south faces brought back to one even finish.

Questions & answers

Recoating & finish questions in Alpharetta

What Alpharetta owners, managers and boards ask before a facade recoat.

Do we need approval to change our building’s color in Alpharetta?
It depends on where the property is. Some Alpharetta districts have design review that covers exterior color, and condo or HOA documents may require board approval. Check with the City of Alpharetta and your governing documents before choosing a scheme.
Can you recoat an occupied shopping center in Alpharetta without disrupting tenants?
Yes. We phase by elevation and storefront, protect entrances and sidewalks, and coordinate with property management on hours, parking and tenant notices.
Is a recoat the same as painting?
No. A stucco or EIFS recoat uses finishes and coatings made for the system on the wall, applied after repairs and joint work. Ordinary paint can trap moisture or peel on these substrates.
How long does a recoat last?
It depends on the coating, the exposure and whether the underlying repairs and sealant were done properly. We explain the coating choice for your building in the written scope rather than quoting a generic number.
Can you match only one elevation?
Yes, but a single elevation next to an older one may look different in some light. We will show you where a corner-to-corner break makes sense.
