Alpharetta’s new buildings need the sequence right
Alpharetta keeps building: mixed-use blocks with retail at grade and apartments or offices above, new multifamily communities, medical and professional offices, and redevelopment of older commercial sites. On each, stucco and EIFS sit where several trades meet. The framer sets the sheathing, the window installer sets the openings, the roofer finishes the parapets and roof-to-wall transitions, and the sealant installer closes the joints. When those steps are out of order, flashing gets skipped and the leaks show up during the warranty period.
We work with the general contractor from preconstruction. We review the wall sections and details, flag conflicts at windows, podium transitions, balconies and parapets, and agree on when each opening, flashing and barrier lap is inspected before cladding covers it. On site, crews install the weather barrier, flashing, lath or insulation board and finish coats to the drawings and the manufacturer’s details.
The result is a facade that passes inspection and stays dry. We bid three-coat stucco, drainable EIFS and combinations of both, with clear inclusions and exclusions so the scope is easy to level against other bids.

Hard coat or EIFS for your project
Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.
Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.
| System | Build-up | Often used on |
|---|---|---|
| Three-coat stuccoHard coat | Barrier, lath, scratch, brown, finish | Ground floors, high-traffic walls |
| Drainable EIFS | Barrier, insulation board, mesh, finish | Upper floors, large elevations |
| Foam profilesCornices, bands | Shaped foam, base coat, finish | Parapets, towers, accents |
| Combined facadesStucco and EIFS | Each system to its own spec | Mixed-use and retail |

Tight sites, busy roads and occupied neighbors
Construction in Alpharetta often happens beside open businesses and occupied apartment buildings, on sites with little room for staging.
Infill projects downtown and around the city’s mixed-use districts leave little space for material storage, scaffolding and mixing. Along GA 400 and the major parkways, deliveries have to be timed around traffic. We plan staging, access and lift locations with the general contractor so the cladding work moves without holding up the trades behind it.
Preconstruction review
Wall sections and details checked for conflicts before cladding is bid.
Sequenced with trades
Openings, flashing and barrier inspected before they are covered.
Mixed-use transitions
Podiums, storefronts and balconies detailed where cladding systems meet.
