Repair the cause

A crack is the symptom, not the repair

On an Alpharetta commercial building, stucco damage usually shows up in predictable places: storefront piers and ground-floor corners along busy parking fields, column bases at office entrances, parking deck walls clipped by vehicles, and the area under a window where water has been running behind the finish for years. Sealing over the crack with caulk and paint hides it for a season. If the wall behind it is wet, the crack comes back, usually wider and with staining around it.

A proper repair starts by finding out why the stucco failed. We take moisture readings around the damage, check the nearest window, joint or flashing detail, and open the wall where readings say the sheathing is wet. Damaged stucco is cut back to sound edges, wet board is replaced, the weather barrier and lath are lapped correctly into the surrounding wall, and new stucco is built up in proper coats.

The finish is blended to the existing color and texture. On large elevations we may recommend recoating corner to corner so the patch does not read in afternoon light. If moisture has spread, the scope may extend into sheathing replacement.

What we repair

Commercial stucco repairs in Alpharetta

Every repair starts with the same question: is water involved? The answer decides how deep the repair has to go.

Cracks at piers & corners

Cracks at storefront piers, window corners and control joints are routed, reinforced and refinished so they do not telegraph back.

Hairline to structural

Water damage & staining

Wet sections are opened, sheathing replaced and the leak closed at the window, parapet or roof line that caused it.

Source found first

Impact damage

Damage from carts, delivery trucks, parking lot vehicles and removed signage is rebuilt in layers to full wall thickness.

Reinforced at ground level

Delamination & bulging

Coats that have separated from the lath are removed and rebuilt with proper bonding and mechanical attachment.

No loose stucco left

Parapets & roof-to-wall

Cracked parapet caps, open coping joints and missing roof-to-wall flashing are corrected and the wall below repaired.

Top of the wall first

Termite & rot damage

Damaged framing and sheathing are replaced and foam or stucco run below grade is cut back to proper clearance.

Choosing the right repair scope

Isolated repairs can be blended into the surrounding finish. When an elevation has years of patches, has faded unevenly, or has a texture that is hard to match, recoating corner to corner gives a uniform result and often costs less than chasing a perfect blend on every patch.

We tell you which approach fits each elevation, and why, before any work starts. The written quote separates urgent water intrusion from cosmetic work so owners, asset managers and boards can phase the cosmetic items into a later budget cycle if they need to. If a wall turns out to be more damaged once it is opened, you see photos and approve any change in scope before we go further.

Our process

How a commercial repair comes together

Hard coat stucco needs cure time between coats, so we plan the schedule, access and phasing before the first cut.

Survey & mark

We take moisture readings around the damaged area and at the details that fail first, so the edges of the damage are known before anything is cut.

  • Readings mapped by elevation
  • Leak path identified
  • Photo documentation

Open & rebuild

Damaged stucco and substrate come out until we reach dry material. New sheathing, weather barrier and lath go in, lapped correctly, and the failed detail is corrected.

  • Wet sheathing replaced
  • Flashing & joints corrected
  • Walkways protected

Coat & match

Scratch, brown and finish coats are applied and cured, then the color and texture are matched to the surrounding facade with custom-blended pigment and aggregate.

  • Coats cured properly
  • Custom color match
  • Daily cleanup

Where Alpharetta buildings take the hits

High-traffic retail, office campuses with service courts and parking decks all wear stucco at the ground floor faster than anywhere else.

Around North Point and along Mansell Road and Old Milton Parkway, the damage we repair is often mechanical: carts, delivery trucks and car bumpers against piers and corners. On older office buildings near Windward, it is more often water: cracks that started at a window corner and let moisture into the wall. We handle both, and we tell you which one you are looking at.

Impact damage

Ground-floor corners, bumper-height piers and loading areas, rebuilt with reinforced base coats.

Leak-driven cracking

Cracks fed by a failed window or parapet detail, repaired along with the detail itself.

Matched patches

Pigment and aggregate blended so repairs on prominent elevations do not stand out.

Questions & answers

Commercial stucco repair FAQ for Alpharetta

Questions property managers and owners in Alpharetta ask about stucco repair.

Can you repair stucco at a busy Alpharetta shopping center without closing storefronts?
Yes. We work in sections, keep storefront entrances open and protected, and schedule cutting and other noisy work for early hours where the center allows it. Tell us the center’s rules and we will plan around them.
Is a permit needed for stucco repair in Alpharetta?
Small, like-for-like repairs are often handled differently from work that replaces sheathing or framing. Check with the City of Alpharetta’s building department for your specific scope; we will provide a clear written description of the work.
Why does a patched crack keep coming back?
Usually because the cause was never fixed: water is getting in behind the stucco, the crack sits where a control joint should be, or the patch was a different material. We find and correct the cause before rebuilding the finish.
Can you match the existing color and texture?
Yes. We blend pigment and aggregate to the existing finish. On large or highly visible elevations, recoating to the nearest corner or joint is often the only way to make a repair invisible, and we will tell you when that applies.
How do you know if the wall behind the stucco is damaged?
Moisture readings around the damage tell us whether the sheathing is wet, and we open the wall where readings are high. Damaged board is replaced before the stucco goes back on.
